Electrical Installation Condition Reports (EICR)
Landlords have an obligation to have electrical installations inspected for any residential property leased by tenants at five-year intervals. Only a qualified and competent person, such as an electricians, can perform the check, referred to as an Electrical Installation Condition Report (EICR). This has been a mandatory requirement for existing properties since April 2021.
Government legislation puts the onus on landlords to keep rental properties in a safe and habitable condition by booking in for an EICR.
The assigned electrician inspects all installations, goods and devices supplied by the landlord as part of the rental agreement. Landlords must retain a copy of the report and issue a further copy to tenants within 28 days of inspection.
